Guest Speaker: Vern Harris
Vern Harris is an expert in the assisted living space, specifically in “Assisted Living Residences” which utilize neighborhood homes that would normally get 3% cap rates as rentals to where the same house is able to easily generate double digit cap rates with less maintenance, less turnover, and therefore less headaches.
Most investors now know that the assisted living space is massively growing and is projected to continue to grow rapidly over the next 40 years.
Right now it is so difficult to keep up with demand that facilities are charging high premiums for even shared spaces.
